Terms of Service

Percy is an AI-powered assistant that helps property agents in Singapore qualify leads, schedule viewings, and follow up on enquiries via WhatsApp and connected calendar tools. Percy generates responses on the agent's behalf using a large language model.

You agree to use Percy only for legitimate property-related enquiries and lead-management workflows. You must not use the Service to:

• Send spam, scams, or unsolicited mass messages
• Impersonate another person or misrepresent your CEA registration
• Solicit, harass, or deceive any individual, or violate any applicable law
• Attempt to reverse-engineer, scrape, or otherwise abuse the Service or its underlying providers

Percy is a tool, not a guarantee. We do not guarantee any specific property transaction, listing price, sale outcome, viewing turnout, response time, or model accuracy. AI-generated responses may contain errors. You are responsible for reviewing any Percy-generated content before it influences a transaction.

You remain the agent of record for every interaction Percy handles on your behalf. You are solely responsible for compliance with the Council for Estate Agencies (CEA) Code of Ethics and Professional Client Care, the Estate Agents Act, and all other applicable Singapore laws and regulations — including but not limited to fair dealing, disclosure, conflict-of-interest, anti-money-laundering, and advertising rules.

You must keep your CEA registration accurate and up to date in your Percy profile, and disclose to leads that interactions may be assisted by software when required by law.

You are responsible for safeguarding your credentials and for activity under your account. We process personal data in accordance with our Privacy Policy.

We may suspend or terminate your access at any time if we reasonably believe you have breached these terms, misused the Service, or put leads at risk. You may stop using the Service at any time by disconnecting your integrations and requesting deletion of your data per the Privacy Policy.

The Service is provided "as is" and "as available", without warranties of any kind, express or implied. SmolApp makes no guarantees of any kind regarding outcomes, including but not limited to property transactions, listing or sale prices, response times, lead conversions, or the accuracy of AI-generated content.

To the maximum extent permitted by law, SmolApp's total aggregate liability to you for any and all claims arising out of or relating to the Service is limited to SGD 100.

These terms are governed by the laws of Singapore. Disputes shall be subject to the exclusive jurisdiction of the Singapore courts.

We may update these terms from time to time. The effective date above will reflect the most recent revision. Continued use of the Service after a change constitutes acceptance of the updated terms.
